Stayed in this establishment called B&B for 2 nights in middle of August 2024. This is just BED no BREAKFAST.Rooms, furniture are very tired, shower very low pressure- regardless hours , I tried multiple times, always same, barely enough water to make you wet, broken toilet flush.I would give 2 stars, but they’re deserving a star for fresh towels and setting up the bed everyday.There is no such a thing as free carpark during the day, unless 5:30pm-8pm on side streets .Nearest breakfast place opening at 9am, works for someone who don’t have to start a day before 9:30-10 am.Prices ? Well, Edinburgh during festivals season is dead expensive, in normal circumstances I would m not pay any money to stay there… I stayed in better places for £65 a night breakfast included. This room cost was around £180 a night without breakfast.You can hear absolutely everything happening on the hallway and rooms next to.The rest you can see on the pictures / videos. Do not recommend! Stayed here for 2 nights with my family. We checked in the afternoon and where given room 3. This room no. was also given via message in the morning. At 1030pm we had another guest knocking on our door saying they had been allocated room 3 aswell. Apparently we had been given the wrong room (only communication from the other guest none directly from management). At 11pm we had to collect our belongings and move rooms. No apology or acknowledgement from management. Tried to talk with management in the morning (8.3am) no one in reception to talk with, no reply via messager. Also 7.30pm and no hot water for showers and the heater in the room not working, still no hot water in the morning. Room sleeps 3- pictures are misleading- barely enough free room to fit 2 small bags. The description regarding parking is misleading. There is no parking. Only parking is permit only (would only give us a permit long enough to unload our bags) street parking is limited, costly and only 4hrs at a time. Only free parking is 7.30pm - 0830am if you can find any.

I don't normally leave reviews (especially not bad ones), but we had a terrible experience at this place. I travelled from Canada to Scotland with my mom and grandma and we stayed at this place near the end of our trip for two nights. Staff was unfriendly/unhelpful, TV in rooms did not work (my grandma wanted it on in the evening for noise), the bathroom was dirty and shared with staff. There was a dirty towel hanging in our room already when we arrived. The workers just sit in a little room and watch the cameras that they have all over the place, and at night they were loud and walking through the creaky halls while we were trying to sleep. There is also no breakfast or food offered at all at this place. The pictures online make this place look a lot better than it actually is in real life.

Made a reservation through trivago only to find out when I arrived close to midnight from traveling all day that they were completely booked and didn’t have a room for me. The gentleman explained they didn’t work with trivago.Personally I feel it’s the property managers responsibility to be aware of where they are advertising. He said they stopped working with them before Covid. Again, it’s important to know who you do business with.I will say the staff was very friendly and even tried looking up hotels with me to help me find somewhere else to stay. They allowed me to use their wifi to search. My 3 are rating isn’t for the staff, it’s simply for the property owner for poor business skills.

The staff were good and attentive to our needs. The rooms were comfortable and cosy. Breakfast was good and the location is ideal for a short visit to Edinburgh especially as its a 15min bus ride to the centre. Free parking is available too. Excellent, 10/10 .👌👌
