A total of 8-10 buses go to this location. Very calm and quite area. Loved the cleanliness and also enjoyed the breakfast. As we had to leave early for a tour, an early breakfast was arranged for us, which was very sweet of the owner. Will visit again when in Edinburgh. Also had an ensuite bathroom.

A lovely bed and breakfast!We were welcomed by Irene, the owner, who runs this place and ensures you have everything you need.The rooms are nicely decorated with the basic necessities being covered. They are en suite although they have been made so manually - there is a small part of the room carved out, and the bathrooms are tiny - I mean tiny! But there’s a shower, a toilet and a sink - all you might need.The bed was comfortable and made daily, which surprised us! The only downside is that it was quite small: for my partner shows 1.85 - he could touch the end of the bed with his feet. But the mattress was excellent and the sheets soft and pleasant.The place is on a quiet street so you get great sleep. It is a little far from the city center, with about a 30-40 minute walk into town or a 15 minute bus ride. The walk is very pleasant though so we walked daily.There is also breakfast served: it’s quite basic but enough to fill you for the day ahead. Overall would stay again!

The host was incredibly nice. She gave us tips about the city, helped us understand the busses and even had great tips for eating out! The room was very comfortable and could tell it was quite clean when we arrived. The breakfast was also very refreshing.

The perfect bnb - friendly and accommodating hosts, clean rooms and good breakfast. Private bathroom across the hall. Warm throughout the night, despite it being -4 degrees outside!Great location so long as you don't mind a bus or walk into town, and perfect if you're visiting the Science campus (King's Campus) of Edinburgh University which is just a 5 minute walk away. Will definitely be staying here again!
