Is now a guesthouse. Very nice, large, and quiet family room. No breakfast, but coffee and tea in the room and a supermarket close by. Clean room, good shower and friendly lady. Many buses from train station Edinburgh Waverly to Lady road.

We had recently visited Edinburgh and had a stay in this guest house. The building feels old and antique. We took the family room with separate bathroom. Rooms are not clean, we found cob webs hanging on the walls, paint got peeled and hanging. Bathroom was neat and clean. Staff was good. All together a nice stay for the price.

A beautiful interior, with a stunning staircase. Very helpful and friendly staff. Good location, walked to City centre in the morning. Tea & coffee in the room. Clean and quiet. Hope to visit again soon!

The rooms are big, comfortable and reallyy nice. It's close to the center (30 min walk, 15 min by bus) and there's shop and McDonald's right across the street. Service is amazing, really nice woman helped us every time we needed her, she would alway make our beds when we were out and give us clean towels. I highly recommend.

Don't stay here. Booked for Bed and Breakfast but there was no breakfast. Booked for a double room but got a triple and had to pay more. Cold room with draughts. Old windows, no double glazing. No toiletries. Toilet didn't flush properly and couldn't be fixed. Good location, free parking and decent shower. Otherwise, very poor. Would never stay there again.
