We stayed for 4 nights. The room was spacious and the bed comfortable. The bathroom had a big bath with shower over- non slip mats and rails would make this safer to use as it is very high.Breakfast was included but could be improved. Serve slow at times and food cold.Parking easy.Convenient location with buses outside taking you into the city. Day passes for £5 were a great way to get around the sights.

My partner booked a room for my birthday and I wasn't disappointed. Very friendly staff who were very welcoming. The room was very clean and the bed super comfy. Lovely bathroom with toiletries provided. Tea and coffee supplies with a small decanter of sherry.Perfect area for getting in to the city. On a main bus route. Beautiful well kept gardens. Will definitely stay here again

If I could provide 0 stars I would.This place is awful, arrived in the late evening, the car park was easy to find but no lighting what so ever so had to use the phone's flashlight.Arriving in the hotel, the room had the window wide open which we were startled about as edinburgh is freezing cold on 11th of October so the room was freezing cold. Upon closing the window we noticed a bad smell and later realised it was mould hence the open window.Upon using the bathroom the toilet didn't flush and the bath shower came off of the wall with water going everywhere. I went upstairs to reception where no one was and had to find the lodgers number around 20mins later the receptionist came and told me he would send the plumber in the morning. We were staying once night this was just a joke at this point. I asked for a refund which was immediately refused and was told to contact booking.com. we left promptly afterwards.Upon booking.com contacting and emailing the property for over a week they have yet to reply.DO NOT STAY HERE. This property will make you ill and they only care about your money not providing a habitable place to stay.

I wish I could give zero stars as my experience was just awful. I booked a room for one night but then had a medical issue, so I called to cancel 5 days before my booking. Despite providing a medical document proving my condition, they took an incredibly long time to process the cancellation. After waiting for literally 5 days and repeatedly asking to speak with the manager, I finally received a call after the booking date, informing me that I couldn’t get a refund—not even a partial one—and that the manager couldn’t speak with me.I had requested to speak with the manager days earlier and was promised that they would be available at a specific day and time. I was asked to call at 10 a.m. on that day, but when I did, the manager never spoke with me. To make matters worse, the employee told me the manager was present but couldn’t talk to me for an unknown reason. The same employee also mentioned that there was a festival going on, which was why they couldn’t cancel my booking earlier. I pointed out that if they had handled my cancellation request promptly, someone else could have booked the room at a higher rate. However, because they kept delaying, this situation occurred. I do not recommend this place. Period.

Nice hotel in walking distance of the city centre (even easier to be reached by bus though). We stayed in a big clean room for 5 in a separate building next to the Victorian mansion.|Received a warm welcome from Lewis.|Lovely breakfast menu you can choose from the day before.
