Had a lovely stay here for 3 nights. Beds were comfortable, bathroom clean, a nice view form our room, beautiful furnishings and easy entry. Would recommend if looking for place to stay. Only about a 30min walk to down town. We found some breakfast place In walking distance but they offer breakfast here as well. Thanks for a great stay.

I booked this place thinking it was a traditional Scottish BnB. It was a BnB but run by Asians not Scottish. The rooms are what is pictured online . Looks quaint but upon arrival the place had a food smell that didn’t go away.  …

We stayed in the Rosehall Hotel for a week and we really liked Our stay here. The Hotel is located quite central, you can take several buses and be in Edinburgh oldtown in like 10 Minutes. But the Dalkeith Road in itself is very quiet.The house is a Nice old (victorian?) building with original architectual elements that are complimented by the newer Addition to the interior. The Hotel is Not your cookie-cutter modern Business hotel but a cozy historic and personal place to stay. The Service was always Nice and helpfull, Our room was very cozy and the Breakfast was simple, cheap and tasty.We would stay here again :)Cheers from Hamburg, Germany

Great B&B with some character. Our rooms were exactly as pictured. If you require an elevator this may not be the place for you but for me it was exactly was I was looking for. Proprietors were very kind and helpful. I would stay again. We opted to Uber around or walk, but there are bus and taxi options as well

My girlfriend treated me to a weekend away in Edinburgh, staying at Rosehall hotel was one of the best parts of our visit, the decor of the room is so nice and we had a cool modern en suite bathroom. The staff were super friendly! Would highly recommend.

A friend and I stayed here during Edinburgh Fringe. Our room was large and comfortable and clean. Location is good with excellent bus options at the door. Walkable to local restaurants. Breakfast is included, check-in is easy. There is no lift but stairs are wide. Staff were pleasant and helpful.
