Loved the location and the room! Stayed for two nights in a garden suite. Stunning. Enjoyed a glass of wine one evening and loved our secret garden. Comfortable clean room and a very comfy bed. A bit of noise from the street but at night with the room shut up it was all good. Highly recommend. Easy walk from the train station as well.

Great location, rooms were nice and comfortable, the wifi reception was crappy at our apartment downstairs.Probably the most expensive nightly room rate that I ever stayed at (~300£/night), and I am not a youngster and have travelled all over the world.., but this was prime location at the highest season, so treated ourselves..Bottom line, not worth the cost we paid, but we were overall satisfied.

This Apartment is terrible,The heater won't shut offThe bathroom sink is cloggedThey gave us 1 hand towel and 1 bathtowel for a 5 night stay, and said itwould cost £30 for another set oftowels.The cost was over €300 per night,this place is old and not taken careof, listed as a 4 star, I've been to 2star Hotels that was better than thisplace.

Overall, this is a solid option for anyone visiting Edinburgh. The location was great and staff were very friendly. The room was spacious and clean, and we appreciated having the little kitchenette.

So this is a difficult one as a different room would possibly lead to a different experience. I was in room 11 on the top floor.First point, there is no lift and the top floor is a lot of steps up. I don't mind as it helps the ole fitness but you need to be in reasonable shape to reach the top!The room itself is lovely, spacious, well equipped with microwave, sink, dishes etc It is light and the bed is large and comfy.Alas there are several downsides. The TV is so old there is no HDMI. I like to connect my laptop for Netflix and it wasn't possible. The curtains aren't big enough so you get a lot of light very early in the morning. The worst point though is the noise from the Aircon on the roof below the room, it is so bad you need TV or something else to drown it out. Earplugs were critical for sleep.The lady in reception was very friendly and helpful so that was a positive as was the location just up from the park and with plenty of shops, bars and restaurants nearby.

The staff was incredibly helpful. We were allowed to drop off luggage prior to checking in. That alone gave us four or five hours free to roam Edinburgh during the tattoo. Questions were answered AND there were many eateries just around the corner. Being one block off Princess St certainly helped.

Charging £1100 for when Oasis are in town, i'd never stay here again purely based on that level of greed. We paid £150 last time and it was awful. Its not worth £70 a night.

Stayed only 1 night here, overpriced for what it is but you can blame that on the good location. Room wasn't prepared and last minute the cleaner covered the floor in bleach, was so strong it was nauseating. Rooms are NOT as advertised so be very careful and I do NOT recommend using the single washing machine or dryer as we had clothes mysteriously go missing. Stair access is a nightmare, avoid booking here if you can.
